PARKING: Private, on-site parking is available (truly a rare find in DC!). We're also able to provide second parking at extra cost for guests with more than one vehicle (just let us know in advance). F150 class cars don’t fit easily in our parking space and many drivers who are used to Texas/ Alabama roads have complained. EXTRA GUESTS: If you're more than 2 person, please feel free to ask us! We can accommodate up to 3 guests. EASY CHECK-IN PROCESS: To make your check-in as convenient as possible, we will send you a digital key code 24 hours prior to your confirmed stay. You can use this key code to come and go as you please during your visit; we change the codes after each reservation to ensure privacy/security. Welcome to our home! We hope you have a wonderful stay. SHORT VERSION: Please respect the neighbors, the delicacy of the 1920’s house, and the next guest's plans. COMPLIANCE AND SAFETY POLICIES Registered Guests: Only registered guests listed on the reservation are permitted to stay overnight. - Overnight Guests: To ensure we can accommodate everyone comfortably, please let us know in advance if you're expecting additional overnight guests. This allows us to prepare any necessary bedding or towels. Adding guests during your stay may incur additional fees. - Booking for Others: If you are booking the property for someone else, please provide the legal name of the person staying and the purpose of the trip in the booking details. This is for security and insurance reasons. Unapproved guests will be charged $100 per guest per night. No illegal activities are allowed on the premises. SMOKING : 3. No Smoking: Absolutely no smoking (including vaping) is permitted inside the house. - If the sensors detect the particulates of cigarette or marijuana smoke during your stay, you will be notified and can be charged $300 to $2000 to cover for impacting availability of the place for next guests, detailed inspection of furniture, beddings and linens, and potentially ozone cleaning depending on the intensity of the impacts. - The house has advanced smoke detectors that can distinguish between marijuana, vape, and other chemical particulates in real time. If you choose to smoke, please do so outside and far from the HVAC unit in the backyard. Please dispose of cigarette butts responsibly and avoid throwing them in neighbors' yards. The house has central HVAC, so smoking near the unit in the backyard will circulate the odor throughout the house for hours. Please stay away from the HVAC unit and use the table areas in the backyard or front porch for smoking. DAMAGE PROTECTION: 4. Please let the host know immediately if anything is in need of major repair (leaks, damaged, broken, plumbing, etc.) at arrival so that we can get it rectified during your stay. Providing pictures helps a lot. 5. Please let the host know if you’ve broken or damaged anything during your stay, so that we may arrange for its replacement or repair before the next guest. Providing pictures helps a lot. PET POLICY 6. Pets: Pets are welcome. A $50 pet fee per pet per stay helps cover additional cleaning. If you bring a pet without prior authorization, you will be charged $75 per pet. Please clean up after your pets, using the gravel area next to the fences or the outside grass areas next to the fences in the backyard. Please avoid the front yard. KEYS: Please return all physical keys and the garage fob (if applicable). There is a $200 replacement fee for each lost key. And $50 for a key that you can UPS back immediately back after. NOISE & PARTY: 8. Quiet Hours: Quiet hours are from 9 pm to 9 am to ensure our neighbors have a peaceful night's sleep. The house is equipped with noise detectors (Wynd Sentry). Repeated violations may result in further action in accordance with Airbnb’s policies and $1000 fine. [1] 9. No Parties or Events: No parties or events are permitted. Evidence of a party will result in penalties per Airbnb’s Resolution Center policies. Unauthorized parties will be reported to Airbnb and may result in penalties depending on the severity of the violation (e.g., property damage, complaints, extra cleaning, inspection, processing fees and $2000 fine. 10. Please do not rearrange furniture past 9pm, and bring it back to original arrangement before check-out. HOUSEKEEPING & EXCESS CLEANING: 11. Reasonable Cleanliness: We ask that you leave the property in reasonably clean condition. Excessive cleaning will incur additional charges ($300–$500, depending on the work) through Airbnb’s Resolution Center. Examples of excessive cleaning include makeup marks on white bedding, excessive trash requiring special collection, and major furniture rearrangement or cleaning. 12. We appreciate you removing your shoes on the finer Persian rug, couch or upstairs (bedroom rugs). 13. To help conserve energy, please keep the thermostat at 74 degrees or higher in the summer and 72 degrees or lower in the winter. COMMUNICATION Guests must provide their estimated arrival time prior to check-in and carefully review the check-in guide provided. Please note that the host is not responsible for any check-in delays, lockouts, or difficulties resulting from a failure to communicate arrival details or follow the provided instructions. Quick and contact-free self check-in with smart locks. You'll enjoy a private, backyard entrance to the unit, and will also have access to free, on-site secured parking (truly a rare find in DC!). Inside, you'll find a comfortable bedroom(Ikea's best-selling is a firm hope you like it), and a closet stocked with extra blankets, pillows, hangers, and a storage shelf so that you can make yourself at home while you're in town. Note: While there is a staircase leading to the upstairs unit, the door is securely locked and sealed to ensure complete privacy during your stay. Guests are not allowed to use that staircase or access the door.

Parking: On-Site Secured Parking: Free off-street parking is available, a rare find in D.C. Street Parking: Free for up to 2 hours nearby, but be mindful of the time limits. Public Transportation: Metro: The Georgia Ave-Petworth and Shaw-Howard University stations (Green/Yellow lines) are about 0.8-1 mile away, providing easy access to the rest of D.C. Bus: Several nearby routes, including the H4 and 70 lines, connect to downtown and other areas. Bikeshare: Capital Bikeshare stations are available for quick rentals. Airport Transfers: A Lyft or Uber to Reagan National Airport (DCA) is around $20-30 and takes 20-25 minutes. For those who prefer metro, the Petworth/Columbia Heights Metro station is nearby with a 2-5 minute walk and $2-5 fare.
